The Family Home (Single Parents) Guarantee
As part of the 2021 Budget, the Federal Government announced a new scheme to help single parents secure their own homes. The scheme, which operates similarly to the First Home Owners Deposit Scheme, allows eligible single parents to purchase a home with as little as a 2% deposit.
In most cases, buyers require a deposit of 20% of the value of the home, otherwise, they are required to pay lenders mortgage insurance (LMI). This is a type of insurance that protects the lender – not the borrower – against losses resulting from a reduction in the property’s value, and can typically run to tens of thousands of dollars. Under the new scheme, eligible buyers can avoid paying LMI as the Government provides a guarantee in lieu of LMI.
Up to 10,000 places will be available over 4 years from 1 July 2021 for eligible single parents with at least dependent. An income cap of $125,000 per household applies, and applicants must intend to live in the home they purchase. Unlike the First Home Loan Deposit Scheme, applicants under this scheme may previously have owned a home.
It’s important to note that eligible applicants must still demonstrate they can afford the ongoing repayments associated with the loan and should be aware that there are risks and benefits associated with participating.
