Interest Rate Update & Home Loans | Newsletters | July 2021

A Note From Martin Walmsley, Principal Broker

It seems every time I send out a newsletter there’s another COVID lockdown. I hope everyone is keeping safe during the lockdowns currently happening all over Australia, including in the Greater Sydney region. Despite the lockdowns, my team and I are still available to assist clients, so please don’t hesitate to contact us on 0434 103 326 or by email at

As always, if the latest round of lockdowns has caused any financial difficulties for you, it’s important to remember that lenders have provisions in place to assist borrowers experiencing hardship and we are here to help point you in the right direction.

The last three months have been very busy for us as clients continue to take advantage of the low rates on offer. We’re also thrilled that many clients have already taken advantage of the property management services we offer through NBS Real Estate.

If you have an investment property within a 20km radius of Seven Hills or Gosford, why not consider taking advantage of our discounted property management rates available exclusively to NBS Home Loan clients:

4% + GST for NBS Home Loans clients (or 3% + GST for granny flats)

5% + GST for non-NBS Home Loans clients.

The Family Home (Single Parents) Guarantee

As part of the 2021 Budget, the Federal Government announced a new scheme to help single parents secure their own homes. The scheme, which operates similarly to the First Home Owners Deposit Scheme, allows eligible single parents to purchase a home with as little as a 2% deposit.

In most cases, buyers require a deposit of 20% of the value of the home, otherwise, they are required to pay lenders mortgage insurance (LMI). This is a type of insurance that protects the lender – not the borrower – against losses resulting from a reduction in the property’s value, and can typically run to tens of thousands of dollars. Under the new scheme, eligible buyers can avoid paying LMI as the Government provides a guarantee in lieu of LMI.

Up to 10,000 places will be available over 4 years from 1 July 2021 for eligible single parents with at least dependent. An income cap of $125,000 per household applies, and applicants must intend to live in the home they purchase. Unlike the First Home Loan Deposit Scheme, applicants under this scheme may previously have owned a home.

It’s important to note that eligible applicants must still demonstrate they can afford the ongoing repayments associated with the loan and should be aware that there are risks and benefits associated with participating. Not all lenders are participating in the scheme and places are limited, so if you are interested in finding out more, please speak to us on 0434 103 326.

When we thought it was going to be impossible to refinance and change titles, Marty made it happen! After several attempts to do so with other inexperienced brokers over the last few years, Marty had the extensive knowledge that was needed to assist us in refinancing. We had been turned away or told that no banks would “touch us”, he worked tirelessly with us to get us across the line. We had bad credit, are self-employed and up to our eyeballs in debt. It felt like forever, but that is how it is when you are desperate! We are due to settle after almost 3 months of Marty’s hard work mitigating with the bank. He painted a picture for them and showed how we were able to make payments but was just always late due to our own clients not paying on time. Because of his dedication and 100% transparency, we are able to start again on a clean slate. We highly recommend him, as his time and dedication to our refinance has changed our lives!
